Quite simply, we at Chard Robinson Property Investment represent you, the buyer, in the purchase of property, whereas an estate agent represents the seller. The estate agent does not have a contractual duty of care to the purchaser in the transaction. Chard Robinson Property Investment acts solely for the purchaser/s providing impartial and objective advice. We offer two routes to securing the most appropriate buy-to-let investment property for your requirements:
1. Investment Resales
We list selected investment properties available for resale exclusively to investors. These properties are typically ‘sold as seen’ and do not usually require further investment in terms of presentation, preparation or furnishing. The properties are often sold with tenants in-situ and therefore income-producing from the day of completion. Investment Resales are most suited to clients looking for an investment property with a short lead time, limited only to the duration of the legal work and funding arrangements (typically 8-10 weeks).
2. Off-Plan Opportunities
We are offered pre-release (often pre-planning) opportunities in the local area by land agents and developers. We negotiate discounts on the most suitable propositions for a bulk purchase, often comprising entire blocks of individual leasehold apartments. The discount is apportioned and the properties are offered individually to our registered clients. Many of the discounts are only available to facilitate developer funding for the development and are therefore often made off-market within a confidentiality clause. The lead time to completion is typically 12-18 months, with a deposit of 10% payable on exchange of contracts and the balance on completion. Further savings thanks to bulk acquisition include a single solicitor representing all clients and bulk carpet, curtain or furnishing contracts.
It is important not to rush into purchasing an ‘almost suitable’ investment property, whether because of a perceived bottoming out of prices, shortage in supply, developer discounting, other incentives, or (most importantly) misinterpretation of current tenant demands. Such mistakes can prove less profitable in the longer term.
